Advantages of modular multifamily buildings. We compare modular and traditional houses
The coronavirus situation has led to an increased interest in buildings constructed from prefabricated elements. However, modular construction is not only suitable for public buildings. Private investors are increasingly opting for this option. How do modules differ from traditional technologies?
Multi-family modular versus traditional buildings
No one needs convincing that modular residential buildings have enormous potential. The solution is widespread especially in Western European countries - in 2017, as many as 10,000 prefabricated turnkey buildings were constructed in Germany [1]. In Poland, this trend is only just developing, but analysts estimate that by the end of 2022, the market share of such buildings will increase by around 38% [2]. In favour of turnkey investments is primarily the fast execution time, but these are not all the advantages of this solution. In terms of functionality, prefabricated buildings do not differ from buildings erected using classic methods. So what are the differences? Below is a summary of the most important issues.
Duration of construction
In favour of prefabricated buildings is the fast construction time. Modular multifamily houses are fit for use even within a few weeks or so of placing an order. This is because more than 90 per cent of the work takes place under controlled conditions, in a closed production facility. Only the modules equipped with windows, doors and the necessary installations are assembled on site (which takes a maximum of a few days). In the case of traditional construction, the situation is completely different. The average construction time is several months. On top of this, there is also the need to supervise the work and to be on site frequently.
Cost of construction
The price for erecting a structure from modules is comparable to building structures by traditional means. The costs depend largely on the type and size of the structure, as well as the solutions used. All details are agreed at an early stage, so that the builder knows what to expect. In the case of houses built using classic methods, it is not uncommon for the cost estimate to have to be adjusted, among other things due to execution errors. As the multi-family houses are manufactured from modules in-house and under close supervision, the risk of irregularities is reduced to a minimum. There is also no need for additional investor supervision fees.
Possibility to modify the design
The extension of a building built using classic methods is time-consuming and involves many constraints. Any question of adding another storey or creating new space has to be thought through and carefully calculated. Modular multifamily buildings, on the other hand, are scalable and can easily be adapted to current needs. Prefabricated buildings are 50% lighter than a building section erected by traditional means. This means that prefabricated houses do not put a strain on the load-bearing structure.
Building quality and aesthetics
Modular buildings are not inferior in any way to buildings constructed using classic methods. Builders can choose any colour and material for the façade. In addition, the prefabricated buildings can be covered with different roof shapes, such as gabled or flat. This allows the building to fit in with its architectural surroundings.
When is it worth betting on multi-family modular housing?
Modular houses are an excellent alternative to traditional construction. They are characterised by their speed of construction and striking appearance. The costs associated with their construction are comparable to buildings built using traditional techniques. It is also worth noting that prefabricated structures are characterised by functionality and the application of solutions influencing economic operation. It is therefore no surprise that these solutions are becoming increasingly popular. Prefabricated buildings are also used for other purposes, such as dormitories, staff hotels and social housing.
