Building a modular house - stages of investment
The construction of a modular house is slightly different from the construction of a traditional house, but several elements coincide. If we decide on a year-round house, one of the first tasks of realisation will be a properly prepared foundation for the modular house. They are made in an extremely careful and precise manner, taking into account even the smallest details and dependencies. It is recommended that the foundations are prepared by the company supplying the house, for gravity reasons among others.
Design and foundation for a modular house
The design of a modular house can be either the contractor's original concept or a modified design that we ourselves provide to the contractor. Using off-the-shelf solutions, we usually have quite a wide choice in terms of available house designs, both single-storey and with an attic, incorporating many interesting solutions and practical amenities.
Modular houses are built in an environmentally friendly way, significantly reducing energy consumption compared to a traditional building. They can be equipped with renewable energy sources such as photovoltaic modules, solar collectors and heat pumps, which are able to cover the energy and heating requirements of the building almost completely. In addition to the structural and architectural design of the house, comprehensive project implementation also includes the design of sanitary and electrical installations and ventilation and air-conditioning systems.
Production of modules for house construction
The production of the modules is based on an agreed standard of interior finish in terms of prefabrication. The load-bearing structure of the modules is made in the form of a skeleton from welded cold-formed and/or hot-rolled steel profiles, and the modular houses themselves are manufactured with the finishing elements almost completely on the production floor.
Thus, the exterior walls (at Climatic they are adapted to the installation of any type of façade system available on the market) and the interior walls of the house, as well as the thermally insulated flat roof with attic, are built at the production site.
Further work at this stage includes fabrication and installation:
- plumbing, heating - central heating, central heating, ventilation, electrical and teletechnical installations,
- window and door joinery,
- ceilings including lighting,
- floors,
- fixtures and fittings,
and, in addition, the surface finish of the walls.
Transport of the modular house
The finished house building modules, prepared under safe conditions, are transported by HDS trucks. They are secured with special, very strong container hooks or straps, directly on the means of transport. Although the transport process is not the simplest, the modules are very robust and solid, so you should not have to worry about damaging them. This also reduces the risk of damage to the materials even before they reach the construction site.
Once the modules of our house have been delivered to the construction site, they are set up and welded together properly, for which high-lift cranes are required.
Modular house construction and finishing work
Interior and exterior construction work is carried out according to a pre-agreed scope. If a turnkey option is chosen, all that is left to do after this stage of the house's construction is to move in.
Modular construction is not, of course, limited to the shell of the building. It is possible to choose variants which, in addition to windows, doors and full sanitary installation, will also provide us with a fully finished bathroom with complete fittings and even a built-in kitchen with appliances. Thanks to such solutions, it is possible to optimise even further the time that will separate us from moving into our own home.
