WHAT IS MODULAR BUILDING

What is modular building?

A branch of building construction dealing with the construction of buildings based on spatial modules of a high degree of prefabrication. In the design phase, the building is divided into sections - building modules - which are prefabricated in the manufacturer's factory (off-site), then transported to their destination and assembled to form a single building. During the prefabrication stage, the modules are fitted with all of the services covered by the project, internal walls and some of the finishes. Once the modules are put together on site, the installations are connected and the residual work on the finishes takes place. Buildings made using modular technology are called modular buildings.

Solution characteristics

Construction using Climatic modular technology involves building and finishing the facility in a production hall. This means that construction and finishing work on site is kept to a minimum. The residual work, i.e. the joining of modules and façade and wall joining elements, is carried out on site.

Our production hall allows the building to be finished both inside (installations, finishing) and outside (insulation, façade, roof) regardless of the weather conditions. The production line can accommodate a building with a floor area of up to 2,000 m2 and a prefabrication rate of up to 90 per cent.

The modules are self-contained, prefabricated elements made of steel profiles that carry the imposed loads. The loads from the modules can be transferred, depending on the type of extension, to:

prepared foundations


prepared reinforced concrete, steel or combined substructure


lower module design (for multi-storey structures)


the structure of the existing building (in the case of extensions to existing buildings)


The modules can be used
as elements:

  • free-standing
  • additions to existing buildings
  • superstructures on existing buildings

Depending on the needs, the Climatic modular system also enables multi-storey construction. In addition, any non-standard configuration is possible - Climatic's engineers can prepare a target construction/extension concept for the building based on individual guidelines in each case.

Modules prepared in this way are joined together on site and finished and - depending on the need - adapted to the existing infrastructure.

The mobility and versatility of the solution also allows the modular system to be used in locations with very limited access, such as a patio or the roof of a building, for example.Thanks to the experienced installation team, even complex implementation is quick and efficient.

What is the module

Dimensions

The dimensions of the individual modules are optimised on a project-by-project basis and adapted to local conditions. The only limitation to the size of the modules is transport. The modules, which will reach most locations in Poland and Europe, have standard dimensions:

  • lengths up to 20 m
  • width up to 5.5 m
  • up to a height of 4.2 m

Larger modules can be manufactured; however, their production is preceded by a detailed economic and design analysis.

By combining the modules, the size of the building is unlimited. Irrespective of the intended use of the object, the load-bearing element is a steel frame welded from construction profiles with cross-sections resulting from the static calculations carried out each time.

The load-bearing structure of the modules is made in the form of a skeleton made of welded cold-formed and/or hot-rolled steel profiles in structural material grades (e.g. S235JR, S355JR or equivalent according to PN EN 10025:1993) and with cross-sections resulting from the static calculations carried out in each case.

The steel structure is protected against corrosion and fire protection.

Partition design

The external walls of Climatic modular buildings are suitable for the installation of any type of facade system available on the market. The assembly of the ventilated façade takes place in a way that eliminates thermal bridges occurring on the fixing elements. A standard modular building is equipped with a thermally insulated flat roof with an attic, whose structure can, however, be reinforced at the design stage, thus enabling the construction of green roof layers. The installation of partition walls based on a drywall system that meets the highest standards in terms of fire resistance, humidity resistance or impact resistance, allows easy rearrangement during the building's use.

Transport and assembly

How are the modular elements transported and assembled?

The modules are delivered to the construction site by road. A crane with a high lifting capacity and reach is required for installation, which is selected on a case-by-case basis according to the individual geometric conditions of the building and the size and weight of the modules.

Due to the significant degree of prefabrication of the modules, assembly time, construction noise and dust emissions can be reduced to a minimum, which is particularly important in built-up areas. In addition, with the modular system it is possible to carry out prefabrication and assembly work during the winter period, in conditions where traditional construction technologies require work to be halted.

Modular technology is the erection of buildings using pre-created modules. The modules are created on the basis of a stable steel structure, which is a construction material with very good mechanical properties and an excellent strength-to-weight ratio. The preparation of the necessary elements in the production plant takes place in parallel with the foundation work, earthworks and installation work on the client's property, which allows for a significant reduction in construction time.
